Spout House Lane
Tripling the value of a plot of land — a client started with a piece of land worth very little and ended up with planning permission for a two-bedroom bungalow.
Our client was left with an adjoining plot of land after selling their property. The small plot was enclosed by a public footpath on two sides and a stream on the other two.
A preliminary investigation confirmed that development was viable. We held pre-consultation with the council's planners and carried out extensive consultation with neighbours before submitting a formal application. The design incorporated a lantern roof for privacy and light, and a curved roof to lower the height of the building and minimise its impact. We also resolved unexpected complications related to the stream.
Planning permission was granted for a two-bedroom bungalow, significantly increasing the value of the land. This project highlights our ability to identify opportunities and achieve success on complex projects.
