Measured Building Surveys

Any project involving the alteration or extension of an existing property will require an accurate measured survey of the existing building, which will enable floor plans, elevations and cross sections to be produced.

We carry out the survey and work it up into a set of existing drawings that becomes the basis for every stage that follows — from the first sketch scheme through to the working drawings issued for construction. Getting this information right at the outset keeps the design grounded in what is actually on site and avoids surprises later.

Surveys are arranged at a time that is convenient for the client and, wherever possible, are completed in a single visit.

Principal Designer

The role of the Principal Designer involves co-ordinating the project and ensuring that health and safety is considered throughout the design process, and, where requested, through to the construction phase of the project.

Under the Construction (Design and Management) Regulations, most building projects require a Principal Designer to plan, manage and monitor the pre-construction phase. We can take on that duty for both commercial and residential schemes, keeping the design team, the client and the contractor working to the same information.

We also advise on the duties that fall to the client and make sure the required health and safety information is prepared and passed on.

Space Planning

Space planning is the precursor to any scheme design. Understanding the space requirements of the client's proposed uses within any new or existing building is essential in reaching a successful scheme design.

We start by talking through how the spaces need to work — who uses them, how they connect, and what has to be accommodated now and in the future. This is tested against the building or the site before any detailed design begins, so that the scheme that follows is built on a sound brief.

For existing buildings, this stage also identifies where the structure helps or hinders the layout the client is looking for.

Scheme Design

Scheme design is the evolution of the space planning phase to a more detailed interpretation of the client's requirements, with the statutory requirements considered in more detail than at the space planning stage.

Drawings begin with floor plans that confirm the brief is satisfied, and where it is useful we present more than one option. Once the layout is agreed we develop the sections and elevations, considering appearance, materials, light and the relationship to neighbouring buildings.

The scheme design is normally the basis of the planning application.

Planning Applications

In most cases any new build or extension to a commercial or residential property will normally require planning approval.

We prepare and submit the full application, including the drawings and supporting information, and manage it through to a decision. A thorough understanding of the planning process — and, where it helps, pre-consultation with the local authority and consultees — avoids the delays that come from an incomplete submission.

Where a site is sensitive, for example in a conservation area or close to a listed building, we co-ordinate the specialist input needed to support the application.

Permitted Developments

The planning system allows certain sized extensions and alterations to both commercial and residential properties, subject to certain criteria.

We can advise whether a proposal falls within permitted development and, where it does, prepare the drawings needed for a lawful development certificate so that the position is confirmed in writing.

Where a scheme sits close to the limits, we set out the options so the client can decide between permitted development and a full planning application.

Working Drawings

We pride ourselves on the level of detail contained within our working drawing packages, and can evidence this as we receive minimal queries back from building control and builders as a result.

The package sets out how the building is to be constructed and provides the information needed for accurate pricing and for building regulations approval with minimal conditions.

Clear, complete drawings at this stage keep the project moving on site and reduce the risk of cost changes during the build.

Tender Documentation

Tender documentation is the evolution of the working drawings when we are asked to be involved in preparing tender documentation for certain projects.

We prepare a clear, concise and detailed package — drawings, schedules of finishes and fittings, and contract preliminaries — so that every contractor prices the same scope of work.

This makes the tender returns straightforward to compare and gives a sound basis for appointing a builder.

Site Supervision

Where required we can provide varying degrees of site supervision, dependent upon the demands of the client and project.

This can range from periodic visits at key stages to regular meetings and quality monitoring throughout the build. We liaise between the client and the contractor, keep progress under review against the programme and the drawings, and help resolve queries as they arise.

The level of involvement is agreed at the outset and can be adjusted as the project proceeds.

Conveyancing Plans

Most properties in the UK are now registered with the Land Registry and therefore have the relevant conveyance plans necessary to enable them to exchange or change ownership with relative ease.

Where a property is unregistered, or where land is being sold off, subdivided or leased, an accurate plan is needed. We prepare Land Registry compliant plans for unregistered properties, parcels of land and leasehold commercial premises.

Plans are produced to the required scale and detail so that the client's solicitor can proceed without delay.
